Creating a smart hospital campus for tomorrow
Designed to provide person-centred and quality healthcare for the north-western population in Singapore, our client Woodlands Health Campus (WH) was looking to add a commercial retail component within its premises, and to enhance its appeal as community space for the immediate population.
Knight Frank was appointed as the Retail Consultant and Marketing Agent for retail consultancy and the leasing of commercial retail spaces at WH, which required a comprehensive understanding of the market needs and preferences for retail and dining services in such healthcare facilities.
Strategic Approach and Execution
Our Consultancy team has a strong track record in retail, office, residential, hospitality, industrial market studies and bespoke consultancy assignments, authorship of independent market research reports and in-depth property analysis of real estate markets for Real Estate Investment Trusts, private funds, listed and private companies and government agencies locally and globally.
Tapping on the data findings, our Retail team colleagues Ethan Hsu and Dorcas Foo proposed a targeted retail trade-mix to offer a variety of shopping and F&B options. The client was pleased with our recommendations such as a 24-hour gym and convenient grab-and-go food operators, which the healthcare staff found to complement their busy work schedules. The team also looked into sustainability requirements for retail operators and negotiated the best commercial terms for their client, before ensuring effective lease execution and managing a full spectrum of post-leasing operations.

Delivering over and beyond expectations
In addition to meeting all our deliverables, our Retail team also made compelling recommendations to WH in line with its vision of being a smart hospital campus of the future. Smart concepts and innovative solutions were suggested to address the needs of staff working past 10pm, and potential manpower requirements.
•Manpower-light F&B and convenience store concepts could be introduced, to facilitate the ease of making purchases late at night.
•RFID tags could enable retailers to provide customers with a seamless shopping experience.
•24/7 AI unmanned convenience stores could be a potential concept worth exploring, to reduce manpower needs while providing for hospital staff working through the night.
