There were 731 developer sales (excluding Executive Condominiums (ECs)) in July 2026, more than four-and-a-half times the 156 units recorded in June during the school holidays, and 22.2% less than the 940 units recorded in July a year ago. In the first seven months of 2026, there is an estimated total of 4,885 developer sales after adding in the 4,154 new sales in H1 2026 (based on the real estate statistics released by URA).
There were four new projects launched in July 2026, where Lentor Gardens Residences and Dunearn House sold 270 units (54% of a 499 total) and 212 units (56% of a 380 total) respectively. The two other projects consisted of boutique apartment projects Duet @ Emily at Mount Emily Road and The Bronze at Boon Teck Road in Balestier. Developers now have just one window for launch in the remainder of the year, after the Chinese Seventh Month until the third week of November when the year-end school holidays begin. New home sales remain on track to fall between 8,000 to 10,000 units for the entire year, despite the comparatively slower sales activity after April this year.
Despite the lack of any conclusion to the US–Iran conflict and stability returning to energy supply chains around the world, homebuyers will likely return to showflats of newly launched projects after the Chinese Seventh Month, gravitating towards well-located projects that offer connectivity and future growth potential in various neighbourhoods. Current mortgage rates remain benign for the moment and undergird demand from HDB upgraders and genuine owner-occupiers. The pool of Singapore resident purchasers remains supported by intergenerational wealth that accumulated through property ownership since the country’s independence.
Nevertheless, an eye should be kept on the labour market. Retrenchments were reported to have reached a high after more than five years in Q2 2026, even though total employment also increased keeping overall unemployment rates low and stable. Uncertain job security could dilute homebuyer sentiment with caution and tentativeness in the months ahead and into 2027, especially with the rapid impact of AI in the professional and knowledge-based industries.
