Following the acquisition of the mall, the owner sought to strengthen its performance by increasing occupancy, improving tenant retention, growing shopper traffic and revenue, and enhancing long-term value.

We were appointed to provide end-to-end retail mall management services, combining leasing, marketing and asset management to position the mall for sustained growth. The strategy focused on curating a stronger tenant mix, improving the shopper experience, and identifying operational efficiencies that would improve both performance and asset value.

The mall achieved consistently high occupancy levels while recording year-on-year growth in shopper footfall. A stronger retail offering was established by successfully attracting and retaining key anchor and destination tenants including FairPrice Finest, Kopitiam, McDonald's, Burger King, The Coffee Bean & Tea Leaf and A Hot Hideout.

To broaden the mall's appeal, we spearheaded the introduction of eight new F&B concepts in 2025 that expanded dining options and encouraged repeat visits. Beyond leasing success, we identified opportunities to reduce operating costs through strategic electricity procurement recommendations. The implementation of a chilled water system further improved energy efficiency, delivering meaningful utility savings while reducing the property's carbon footprint.

This project highlighted how active retail asset management can go beyond leasing. By combining tenant curation, shopper engagement and operational optimisation, Sembawang Shopping Centre strengthened its market position, improved asset performance and created a more compelling destination for both retailers and shoppers.

Following the departure of anchor tenant Best Denki, Hillion Mall faced the challenge of activating a large vacant retail space while maintaining shopper interest and preserving the mall's appeal as a neighbourhood destination.

The priority was to backfill the space to strengthen the tenant mix, attract new customer segments and create fresh reasons for shoppers to return. We were appointed to fulfil these objectives, so we reviewed the mall's retail configuration and identified an opportunity to reimagine the former anchor space.

We proposed subdividing the area into multiple smaller units to accommodate a broader mix of retailers, rather than search for another anchor tenant. In doing so, we responded well  to changing consumer behaviour while enhancing the overall resilience of its asset's leasing strategy.

We led the repositioning of the space by curating a tenant mix aligned with evolving consumer preferences and market demand to increase retail diversity, improve occupancy and create a more active retail environment.  

The transformed space introduced a more varied retail offering, introducing new concepts and experiences for mall visitors. The refreshed tenant mix attracted shoppers, leading to increased activity within the precinct and a more vibrant shopping environment.

Thoughtful retail repositioning can turn a vacancy challenge into an opportunity. By reconfiguring space and refreshing the tenant mix, Hillion Mall strengthened its appeal to shoppers and reinforced its position as a relevant community retail destination.

This distinctive mixed-use estate, where heritage homes sit alongside cafés, restaurants, boutique retailers and lifestyle concepts, is both a residential neighbourhood and lifestyle destination. We recognised the opportunity to strengthen community connections, increase visitor engagement and support the businesses operating within the precinct.

We developed and delivered a series of seasonal activations tied to key festive periods, including Chinese New Year and Halloween. Designed to bring residents, visitors and retailers together through community-focused experiences, themed activities and tenant-led promotions, they proved to be effective conduits to strengthening the unique community dentity of the precinct.

By combining placemaking with active tenant participation, the activations encouraged greater interaction across the precinct while enhancing the overall visitor experience, proving how successful placemaking extends beyond physical spaces.  

 

As a key gathering space in the heart of Bedok, Bedok Town Square already served an important community function. We saw the opportunity to enhance this by activating the space more consistently, increase public participation and create stronger reasons for residents and visitors to return throughout the year.

Following our appointment to manage and activate the town square through a year-round calendar of community programmes and events, our team curated a mix of seasonal celebrations, thematic activities and public events designed to appeal to a broad audience.

Complementing the programming were a list of vendors engaged to organise thematic fairs and pop-up retail experiences, that would bring in fresh offerings and create a more dynamic environment. Through careful planning and event management, the venue evolved from a passive public space into an active community hub that supported both social interaction and precinct vitality.

The activation strategy also complemented surrounding retailers by increasing activity within the area and creating a more vibrant visitor experience throughout the year. Today,  Bedok Town Square plays a bigger role in the neighbourhood, while supporting the wider precinct's social and economic activity.

 

Located in the heart of Orchard Road and directly connected to Somerset MRT station, orchardgateway has the distinction of being the only mall that spans both sides of a busy stretch of Orchard Road, linked above and below ground.

Against a competitive retail environment, a clear understanding of market rental benchmarks and leasing trends were essential for the client to ensure available retail space remained attractively priced while supporting the mall's long-term positioning.

Our team was engaged to provide a comprehensive rental benchmark study covering comparable retail properties along Orchard Road and the wider prime retail market. to deliver that, we undertook and delivered risk analysis and detailed market intelligence on the broader retail sector and Orchard Road corridor. We also examinined tenant mix trends, rental performance, shopper traffic patterns and market outlook.

Collectively, these provided the client with a data-backed framework for evaluating leasing opportunities and positioning available units within a highly competitive market. Targeted market intelligence can give asset owners greater confidence in pricing, positioning and tenant strategy, helping them respond to market conditions while protecting long-term asset performance.

Tekka Place is located at a bustling intersection in Little India. Yet, despite its strategic location, the mall faced challenges in generating sustained footfall and lacked the shopper critical mass needed to support long-term growth.

Our client sought a clear repositioning strategy to improve the asset's competitiveness and commercial performance, and our team was engaged to develop a comprehensive asset repositioning strategy that would redefine the mall's vision, target audience and market positioning.

We undertook extensive market research covering retail trends, consumer dining and shopping behaviours, catchment demographics and competitive dynamics. We drew on the findings of catchment and SWOT analyses, a competitive landscape assessment and macroeconomic review and a consumer insights survey to develop a new positioning strategy to balance both commercial objectives with the cultural character of the precinct.

A clear roadmap was created for the transformation of The Verge into what is now Tekka Place. We established an optimal concept plan that refined the mall's overall vision, target market, tenant mix and rental potential, providing a strategic direction for future leasing and marketing efforts.

Importantly, the proposed positioning recognised the unique heritage and cultural identity of Little India. The asset remains relevant to its surrounding community, while strengthening its appeal to future shoppers.
