The land rate for the GLS tender of the Woodlands Drive 17 executive condominium (EC) site today broke the previous record of S$782 psf per-plot-ratio (ppr) by a slight 1.5%, also another EC plot along the same street of Woodlands Drive 17 which closed in August 2025. The Woodlands Drive 17 plot is within walking distance to Woodlands South MRT Station, and is also located next to the health facilities at Woodlands Health Campus. In addition, there is also the thematic growth story comprising of the Johor Bahru–Singapore Rapid Transit System (RTS) and the Johor-Singapore Special Economic Zone (JS-SEZ) where Woodlands stands to benefit as a growth area from the spillover. The land rate of the top bid at Woodlands Drive 17 of S$794 psf ppr is now the highest on record for ECs. This could translate into a possible launch price of just above S$1,800 psf with an overall average price of between S$1,900 psf to S$2,000 psf.
