For Sale: Trendale Tower in Prime District 9, with Serviced Apartment 2 Support From URA

Singapore, 16 September 2026 – Knight Frank Singapore, the exclusive marketing agent, is pleased to launch a public tender exercise for the sale of Trendale Tower, a freehold redevelopment site at 79 Cairnhill Road. The 20-storey residential development comprises 18 apartment units overlooking lush greenery, Goodwood Hill and the Orchard precinct. It occupies a freehold site of approximately 21,709 square feet and has a verified gross floor area of approximately 72,691 square feet, reflecting an existing plot ratio of approximately 3.348. Under the URA Master Plan 2025, the site is zoned “Residential” with a gross plot ratio of 2.8. Residential and Serviced Apartment 2 Development Possibilities An incoming purchaser may redevelop the site into a new boutique luxury residential development for sale, or explore a Serviced Apartment 2 (“SA2”) scheme. URA has indicated support for the proposed SA2 use, subject to detailed approvals and regulatory requirements, under an Outline Planning Permission application. There is a possible remission of Additional Buyer Stamp Duty for Serviced Apartment use. SA2, a long-stay serviced accommodation concept introduced by URA in December 2023, allows investors to retain an entire residential block for recurring income and long-term capital preservation. The typology is attracting growing interest from private investors, family offices, hospitality investors and accommodation operators. In June 2026, it was reported that Royal Group intends to redevelop 11 Claymore Road into a long-stay serviced apartment project comprising approximately 100 apartments. Dayna Ang, Senior Manager at Knight Frank Singapore, said: “A boutique freehold luxury residential development at Trendale Tower would come to market against a limited pipeline in District 9. For investors who would rather hold than sell, URA's indication of support for a Serviced Apartment 2 scheme allows the entire block to be retained for recurring income.” A prime District 9 address at the convergence of Orchard Road and Newton Trendale Tower is strategically located within minutes of Singapore’s premier shopping, hospitality, medical and lifestyle destinations. Newton MRT interchange station, serving the North-South and Downtown Lines, is approximately a five-minute walk away, providing direct connectivity to Orchard Road, the Central Business District and major employment and lifestyle nodes across Singapore. The site is also close to HealthCity Novena, Singapore’s integrated healthcare hub, as well as established schools, medical facilities, restaurants and amenities across Orchard, Novena and Newton, envisioned to become a vibrant mixed-use urban village under URA Master Plan 2025. Positioned to benefit from Newton’s transformation The transformation of Newton is already taking shape, with recent GLS awards pointing to sustained developer interest in the precinct. The Bukit Timah Road GLS site was awarded in November 2025 for S$566.3 million (about S$1,820 psf ppr), followed by the Peck Hay Road GLS site in June 2026 for S$542.4 million (about S$1,865 psf ppr). Both are 99-year leasehold. The pricing achieved for both sites reflects confidence in Newton’s long-term potential. With approximately 5,000 new homes planned across Newton Circus, Scotts Road and Monk’s Hill, the precinct is set to benefit from a broader renewal effort that combines new housing, enhanced public spaces, greenery, and better pedestrian and cycling connectivity. This is expected to reinforce Newton’s position as one of Singapore’s most desirable city-fringe residential districts. Monk’s Hill New developments will be integrated around the area's heritage buildings, while Monk's Hill Road is envisioned as a landscaped green corridor linking Newton MRT Interchange to Emerald Hill and Orchard Road with new community spaces, greenery and pedestrian connections. Newton Circus The area around Newton Food Centre and Newton MRT Interchange will become a higher-density mixed-use hub, anchored by a new Village Square with homes, amenities and public spaces, while retaining Newton Food Centre as a familiar community and dining landmark. Scotts Road This area will see new residential developments alongside enhanced public spaces and walking and cycling links, strengthening connections between Newton, Novena and Orchard Road and improving accessibility for nearby properties such as Trendale Tower. The public tender exercise will close on Friday, 23 October 2026, at 3.00pm.
