153 Kampong Ampat Launched for Collective Sale

Freehold industrial island plot in the Tai Seng enclave with potential for workers’ dormitory use

2 mins read

28 September 2026 – Knight Frank Singapore, the exclusive marketing agent, is pleased to announce the launch of 153 Kampong Ampat for collective sale by public tender.

153 Kampong Ampat comprises a seven-storey multi-user industrial building occupying approximately 43,354 sq ft of freehold land. Zoned “Business 1” with a plot ratio of 2.5 under the Master Plan 2025, the property has an existing gross floor area of approximately 114,969 sq ft, translating to an existing plot ratio of approximately 2.65.

Centrally located on Singapore’s city fringe within the established Tai Seng–MacPherson industrial precinct, the property is bounded by Kampong Ampat and Upper Aljunied Link. Occupying a corner plot, it enjoys prominent visibility and extensive road frontage. Its combination of freehold tenure, scale and location presents a rare opportunity for investment, owner occupation or redevelopment.

The property also offers potential for worker accommodation. Authorities have indicated that it is prepared to support workers’ dormitory use at the site, subject to the submission and approval of a detailed proposal and compliance with all applicable planning and regulatory requirements. This provides prospective purchasers with an additional repositioning option for consideration.

Singapore’s industrial property market has remained robust. Generations at Tannery reportedly sold out within two days, with units achieving prices ranging from approximately S$1,500 psf to S$2,000 psf.

Mr Melvin Chay, Senior Director, Capital Markets at Knight Frank Singapore, said: “The strong performance of recent industrial launches and transactions reflects sustained demand for well-located freehold assets, particularly within established city-fringe precincts. With its scale, visibility and flexibility for owner occupation, redevelopment or potential workers’ dormitory use, 153 Kampong Ampat should attract interest from a diverse pool of purchasers.”

153 Kampong Ampat is being offered for sale at a guide price of S$105 million, translating to a land rate of approximately S$913 per square foot per plot ratio.

The public tender will close on Friday, 23 October 2026, at 10.00 am.
