Rare, stunning two-storey conservation bungalow for sale by tender at guide price of S$54.5m
03 April 2025
Singapore, 29 February 2024 – International property consultancy Knight Frank Singapore, as the exclusive marketing agent, is pleased to announce a rare, two-storey conservation bungalow for sale by tender.
The freehold heritage property which dates back to 1851 remains in immaculate condition. Purchased in 1926, it has been held within the same family since, and meticulously preserved for almost a century. Recognised as a property of historical significance, Urban Renewal Authority of Singapore (URA) awarded the property conservation status in 1993.
This rare home is just one of 15 conservation bungalows along Mountbatten Road in District 15, and among an est. 85 privately-owned conservation bungalows across Singapore.
The large regular shaped corner plot spans 2,977.7 square metres (sqm) or approximately 32,052 square feet (sq ft). Its double frontage allows entry through three main gates. The residence comprises seven bedrooms, a family room, living hall, formal dining space, staff quarters and a garage. On its sprawling grounds are an outdoor tea garden, a koi pond and nursery. There is the possibility of new extensions, subject to approval from the relevant authorities.
The bungalow has a charming façade which reflects Colonial, Victorian and Art Deco architectural styles, and has interiors which feature beautiful arched beams and ornamental fittings and fixtures. Stained glass and shuttered windows let plenty of light into the home, complete with a Grand Hall and a European-style courtyard.
Mountbatten Road was named after Lord Louis Mountbatten, Southeast Asia's Supreme Allied Commander during WWII. Mountbatten is renowned for being the home of grand residences since the early 20th Century.
The historic neighbourhood is also home to some of Singapore’s most popular schools, and an eclectic mix of lifestyle amenities including East Coast Park, independent cafes, eateries and sports and leisure amenities. The area is conveniently located with easy access to the CBD and Changi Airport.
Ms Mary Sai (蔡竺樾), Executive Director, Capital Markets, Knight Frank Singapore (执行董事,资本市场部, 莱坊), comments: “Very rarely does such a unique property owned by the same family for nearly a century become available for sale. This conservation bungalow, which is incredibly well maintained and situated on a large plot size, is a trophy asset in the much-coveted East Coast area.”
Adds Mr Nicholas Keong(龔順偉), Senior Director and Head, Residential and Private Office (主管, 国际住宅项目营销部, 龚顺伟,私人公室, 莱坊): "This property is not only rich in historic value, but it’s intrinsic aesthetic appeal is like fine art; a once-in-a-lifetime opportunity for a sophisticated buyer to add an extraordinary property to their portfolio.”
The last conservation bungalow transacted in the area was 759 Mountbatten Road for $29 million reflecting $1,391 per sqft (psf) on land in April 2022. According to URA’s latest transaction data, the median price per square foot (psf) for freehold landed properties in District 15 has seen steady appreciation between Q12022 to Q42023, growing from $1,764 psf to $2,094 psf.
The tender closes on Tuesday, 2 April 2024 at 3:00 PM.
