_Coliwoo: Elevated living in reimagined spaces
No matter where in Singapore you may be, you can spot a Coliwoo property from a mile away.
The co-living space provider’s properties, featuring serviced, hotel or studio apartments, have become synonymous with stunning artwork that adorn their façades. Think vividly-coloured murals of birds in flight, blooming florals and reimaginations of traditional Malay textiles.
Imbuing a sense of community to the space and adding vibrancy to the area, each unique mural also tells the story behind the site. For example, Coliwoo Hotel Kampong Glam’s mural pays homage to the intricate, grid-based weaving techniques of songket, a traditional Malay fabric known for its detailed patterns.
In addition to clever visual branding, Coliwoo distinguishes itself from other players in the co-living market through its distinctive accommodation concepts, commitment to sustainability, and unique approach to community building.
An alternative option for quality hospitality
Positioned at the premium end of the market, Coliwoo’s purpose-built and fully furnished offerings revitalise properties through adaptive reuse and thoughtful design. Its interiors express its distinctive design DNA centred on attention to detail, modern aesthetics and quality furnishings. Every aspect, from materials to lighting to finishings, are carefully selected to create an inviting ambience within a move-in ready experience.
With a strong focus on attention to detail and user experience, the team’s creative director collaborates closely with external interior designers and main contractors to bring spaces to life. Together, they blueprint living environments that balance comfortable functionality with understated sophistication.
Coliwoo's properties are legally zoned as hotels or serviced residences, accommodating shorter stays—from one night to several months. This appeals to urban professionals on short-term projects, and students with academic schedules that don’t align with traditional one-year leases.
Its business model offers flexible tenancy terms, and a hospitality-grade experience with greater affordability than traditional serviced apartments. While long-term local stayers remain a minority, flexible tenures with hotel-like services—supported by an in-house operations team and a seamless digital experience through its proprietary app—attract families needing temporary accommodation during home renovations, or relocation.
Rooms, priced between $3,000 to $3,500 per month, are purpose-built and The design mirrors serviced residences but in a more compact studio format, unlike traditional room rentals. Each unit often includes a private bathroom and, where possible, a kitchenette for added convenience.
The case for adaptive reuse and placemaking
As a subsidiary of real estate management services group LHN, Coliwoo initially focused on locations that offered strong population catchments or good transport nodes. Subsequently, its property acquisition strategy evolved to target larger, purpose-built assets with at least 150 keys.
By investing in and retrofitting entire buildings—service apartments or hotels—into co-living spaces, Coliwoo maintains control over quality, bypassing certain residential zoning regulations and limitations such as a three-month minimum stay.
Its residents enjoy fully furnished studios, typically 15 to 20 square metres in size, with private bathrooms and kitchenettes. Beyond these, communal amenities such as lounges, gyms, and social spaces foster a balance between privacy and community.
Forget digital nomads and communal travellers; Coliwoo positions its products towards discerning managerial professionals, long-stay expatriates and foreign students from affluent families. Unlike other co-living residents in Singapore, this is a privacy-first group of residents; generic mixer events are not their scene, as they would rather attend smaller, interest-driven engagements to enjoy wine-tasting or create bespoke fragrances.
Residents are willing to invest in premium accommodation that feels like a home — even if they’re here in Singapore only for a few months. They also appreciate the predictability and efficiency of hospitality-inspired offerings, from next-day repairs and weekly housekeeping services to digital check-ins via a proprietary app.
Enlarging its social influence
Beyond delivering exceptional living experiences to its residents, Coliwoo is leveraging its assets to create a broader social impact. To maximise utilisation, its social lounge at Coliwoo Boon Lay―typically quiet on weekends―serves as a comfortable venue where underprivileged children from the neighbourhood attend tuition classes run by Touch Community Services volunteers.
Its co-living project at old Bukit Timah Fire Station, which will be launched next month, will extend such efforts. The property will feature retail tenants with experiential offerings, such as urban farming, beer brewing and swimming lessons. It will also have a community garden and a co-working space.
It will also tap on the “bleisure” segment—professionals from regional firms working on mid-term projects with durations from three to six months who eschew conventional serviced apartments. They are known to take the MRT to work, but splurge on good champagne. Through its variety of living spaces and flexible leases, Coliwoo is well-positioned to serve this growing group of mobile professionals.
And in doing so, it will redefine premium co-living while expanding its influence as a thoughtful operator attuned to evolving market demands and social impact opportunities as the sector evolves.
