_Comprehensive support for a company’s strategic relocation journey
In the ever-evolving landscape of corporate real estate, challenges are opportunities for growth and demonstrating resilience. Our project assignment for a global insurance company showcased how obstacle can be overcome through a winning combination of deep industry expertise, unwavering client support and engaging the right partners to complete the journey to success.
The Premise
Upon moving to their new office, our client faced an unexpected challenge: an immediate need to relocate arising from the landlord’s asset enhancement initiative in tandem with the refurbishment of the building. The client had to adapt quickly and make swift decisions.
Business Challenges
Faced with a tight timeline for the critical transition, our Occupier Strategy and Solutions leasing team quickly developed a comprehensive action plan and collated a selection of new office locations for the client's review. Concurrently, the team negotiated for the provision of a swing space to enable business continuity during the redevelopment period. An interim solution for the relocation of a server room and the construction of a permanent facility was also devised to minimise operational disruption.
In parallel, our Occupier Strategy and Solutions Workplace Consulting team conducted a strategy-led design and build process. Despite the logistical challenges of the move, the goal was set to materialise a leap into a future-ready workplace that addresses the evolving business needs.
In partnership with renowned local design firm CDplusA, a long-term partner of both Knight Frank and the client, the team created a workspace that resonated with changing workstyles and future growth.
Our impact
A workspace that resonated with evolving workstyles and future growth was created.
The teams embarked on a cost-effective design that was also sustainable; for instance, existing furniture and fixtures were repurposed. Natural light made the boardroom a welcoming space, while glass partitions retained from the previous office symbolised an open, sustainable workspace.
The fusion of wooden elements, dark leather chairs, and teal accents created an elegant, contemporary space conducive for discussions and decision-making. Employee workstations were reconfigured using existing furniture, enhancing functionality and collaboration, and reflecting the company's commitment to sustainability and fiscal responsibility.
And the transformation of the pantry into a dual-function work cafe and event space, with its sleek partitioning and warm accents, offered a versatile area for informal collaboration and corporate events.
The interim relocation of the server room and the construction of a new, permanent facility were also successfully achieved without disrupting the ongoing operations of the business. This feat reinforced our project management capabilities and ability to ensure a client’s business continuity during critical transitions.
Valuable Takeaways
Despite the daunting challenges faced, the client banked on our proven expertise in workplace strategy, transaction management, and project oversight – and was very happy with the outcome.
Our leasing team’s track record of successfully closing transactions for other tenants in the building underscored our expertise in navigating intricacies.
