Prime regeneration of The Whiteley London set to re-position Bayswater as one of the strongest performing areas in central London
June 30, 2022

With the renovation of 1.1 million square feet, The Whiteley London is the cornerstone to a major reinvention of a once-overlooked part of central London, creating a new era of Bayswater. Nestled in the heart of London, close to Hyde Park and Notting Hill, The Whiteley London is a blend of high-quality residential, retail, dining, and hospitality with a contemporary luxury tone.

Offering 139 high-specification residences, 20 new stores and restaurants, a cinema, a state-of-the-art gym, the UK’s first Six Senses hotel and spa, and a social and wellness members© club, the overhaul of this historic Victorian mall developed by MARK, CC Land, and Finchatton, with architecture by Foster + Partners, is set to complete in late 2023.

HIGHLIGHTS OF THE WHITELEY LONDON

1. Monumental to 'Queensway's transformation: Food pavilions, a new public entrance to Hyde Park, and the redevelopment of London's first department store, Whiteleys, are part of a £3bn plan to transform Queensway. The redevelopment plans mark the biggest investment Queensway has ever seen. On top of delivering new buildings, this regeneration plan will also encompass the restoration of heritage buildings, improved public realm, re-greening of the streetscape, and improvements to both Queensway and Bayswater Underground stations, delivering an entirely new experience for visitors and The Whiteley residents.

2. Compelling draw for global investors: 25% price growth is forecasted by Knight Frank over the next five years in prime central London, with The Whiteley London re-positioning Bayswater as one of the stronger performing areas in central London. Coupled with weakening pound value, world-class education, and competitive transaction costs, London holds a strong appeal as an attractive destination for global investors.

3. Embodying the mindfulness and wellness philosophy: In today's hyper-connected world and stressful lifestyle, personal wellness has become the definition of 21st-century luxury. Six Senses, a brand renowned for its dedication to immersive wellness and sustainability, will play an integral role in embodying The Whiteley's mindfulness and wellness philosophy. Additionally, residents will gain access to a new kind of social and wellness club featuring a central lounge and wellness rooms, and offer pioneering programming to encourage reflection and reconnection. Other highlights include 3,500 square feet dedicated to fitness, access to Six Senses Spa with a 65-foot indoor swimming pool, an Alchemy Bar, and a relaxation room with vaulted ceilings.

4. Sustainable architectural design and ethos: The Whiteley has been conceived by placing sustainability and ethical processes at the forefront of its architecture. Inspired by the meticulous restoration of the 100-year-old original Grade II façade, all residences at The Whiteley are filled with natural light and designed with sophisticated elegance and outstanding craftsmanship for which Finchatton is renowned.

"Every apartment at The Whiteley is utterly unique, offering the opportunity for both exceptional privacy and engagement in the vibrant community. From one-bedroom apartments to duplexes and vast palatial penthouses, each provides one of the city's most exciting opportunities for modern living. Through this major £1.5 billion redevelopment of The Whiteley, Queensway will be reborn as a thriving, modern, and vibrant living and leisure district, the high street of the future and a vital London destination," shares Alex Michelin, Co-Founder of Finchatton.

“Given the expected increased emphasis on access to gardens or green space post-pandemic from buyers, particularly those in urban settings, W2 is well-positioned to benefit. Data from our most recent Attitudes Survey, as featured in our latest edition of The Wealth Report, we discovered that 62% of ultra-high-net-worth individuals (UHNWIs) globally are taking proximity to green spaces into strong consideration due to their unique vistas. Thanks to a combination of excellent local amenities, access to green space, and walkability through The Whiteley, Bayswater is set to be re-positioned as one of the stronger performing central London markets," adds Victoria Garrett, head of residential, Knight Frank APAC.

“Opportunities very rarely exist for buildings of such grandeur and scale as The Whiteley to be redeveloped and with a rapidly diminishing supply of best-in-class new residential developments coming through over the next few years within prime central London, this is one that any discerning purchaser should be seriously considering. There is simply nothing else like it," says Ian Pidgeon, Director of Savills Residential Development in London.

“The Whiteley expresses different values to the traditional luxury property sector. Everything we do there will bring connection and sustainable living into an urban environment to bring people together and celebrate good times as a community. It also marks the London debut of the Six Senses brand, where wellness is anything and everything that makes people feel good, so the energy of The Whiteley really suits us,” says Neil Jacobs, CEO of Six Senses.
